Terms and Conditions

We want everyone who stays in our shepherd’s hut to have an enjoyable and comfortable stay. However, booking a stay with us means you agree to the following Terms and Conditions so please read them carefully and contact us should you need any further clarification.

Now for the boring bit!

1.  The Contract will be for a short-term holiday rental between High Easton Farm (referred to as ‘us’, ‘we’, ‘our’) and the lead guest making the booking and any other member of the holiday party (referred to as ‘you’, ‘your’). As our property is in England, we agree that the laws of England will govern our contract with you (the ‘Contract’). If any individual term or clause stated in these Terms and Conditions are held to be invalid, impermissible or unenforceable by law, the remaining terms shall be unaffected and shall remain valid and permissible.

2.   The Contract will come into force as soon as we have received your booking deposit and confirmed receipt to you by email together with the booking dates. The Contract will be subject to these Terms and Conditions and must be complied with. The lead guest must be at least 18 years of age at the time of booking.​

3.   No pets are allowed.

 

Payments, cancellations and refunds

4.   A £50 non-refundable and non-transferable deposit of the holiday is payable at the time of booking.

5.   Any bookings made within 28 days of the start date of your holiday must be paid for, in full, at the time of booking.

6.   The balance of the booking must be paid no later than 28 days before the start date of your holiday. If the balance is not received by the due date, we have a right to cancel the booking.

7.   All cancellations must be made, in the first instance, by immediate phone call and then confirmed in writing by email.

8.   You remain liable for a percentage of the cost of the holiday should you decide to cancel as detailed below:

  • Cancellation more than 28 days before the holiday start date – the £50 deposit will be kept for administration costs.

  • Cancellation between 8 and 28 days before the holiday start date – 75% of the holiday cost will be payable, 25% will be refunded to you.*

  • Cancellation between 0 and 7 days before the holiday start date – 100% of the holiday cost will be payable.*

    *If we are able to get a replacement booking, we will refund the total amount paid less a £50 administration charge and any difference in price between your original booking and the replacement booking.

9.   We strongly recommend you take out comprehensive travel insurance to cover any cancellation. If you choose not to take out insurance then you accept responsibility for any loss that you may incur due to your cancellation.

10.   If your booking is cancelled due to circumstances beyond our control, notification will be given of the cancellation as soon as possible and we will promptly refund all payments made to us for your holiday. Our liability for cancellation will be limited to payments made to us.

11.   If our property must close due to government restrictions or your address is put into local/regional lockdown for

your holiday dates and you are unable to travel, you will be refunded in full.

 

And the rest:

12.   We do not own or farm the neighbouring fields and therefore have no control over times of work, harvesting or spraying etc. which may happen in those fields. This may occasionally affect your enjoyment of the outside garden during your stay. 

13.   The maximum number of persons occupying the property must not exceed 2 persons and only those listed on the booking can occupy the property. If you wish to invite additional visitors to visit you during the day please ask us beforehand.

14.   No extra overnight visitors are allowed to stay at the property.

15.   Bookings cannot be accepted from persons under eighteen years of age.

16.   We reserve the right to refuse a booking without giving any reason.

17.   We or our representatives reserve the right to enter the property at any time to undertake essential maintenance, repairs, or for inspection purposes or to close windows, see note 18.

18.   There may be times when we request that you shut the door and windows to the property, for example if harvesting is taking place in the neighbouring field. We may also advise this if we are aware that the neighbouring farmers are spraying their crops.

19.   Guests are allowed to arrive after 3pm on the holiday start date and are required to leave the property by 10am on the day of departure. Failure to do so may result in you being charged a further day’s rental.

20.   You must not use the property except for the purpose of a holiday.

21.   Smoking and/or vaping is not allowed in the property.

22.   Pets, vaping or smoking anywhere inside the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused will be at your expense.

Damages and breakages

23.   Please treat the accommodation, facilities and contents with due care so that other guests may continue to enjoy them. If you notice that something is missing or damaged in the property please let us know immediately so that we can take appropriate action. A full inventory list is available in the property. If there has been any damage or breakages during your stay, we would be grateful if you could inform us promptly, especially before you leave. The accommodation will be inspected at the end of your stay and you may be charged for any loss, damage or extra cleaning costs. These are to be paid for in full within 7 days of notification.

24.   If damage occurs and we must cancel and/or refund subsequent bookings, we may bring a claim against you for any loss arising as a result.

25.   Please do not move any indoor furniture, furnishings or bedlinen outside.

26.   Please lock the door when you leave the property unoccupied.

27.   We reserve the right to make a charge to cover additional cleaning costs if you leave the property in an unacceptable condition.

28.   The replacement cost of any keys issued that are not returned at the end of your stay will be charged to you.

29.   We shall not be liable to your, your holiday party or visiting guests for any injury or loss or damage to property, however arising.

30.   All inventory items must remain in the property and not be removed.

31.   You are responsible for the supervision of all members of your party under the age of 18 at all times.

32.   We reserve the right to terminate your rental agreement with immediate effect where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others. You'll be asked to leave the property, without any refund of the rental amount paid.

33.   Please use the designated barbecue utensils and clean the barbecue after use.

34.   Fireworks, Chinese lanterns, firepits, candles and portable BBQs are prohibited.

35.   Check out by 10am. The hut shall be left in a reasonable state, including all pots washed.

36.   Wi-Fi - the guest(s) agrees to reasonable and lawful usage.

37.   Charging of electric vehicles is NOT allowed. Domestic electric vehicle chargers (commonly known as 'granny charger' or a 'trickle charger') are not suitable for use at the property and are strictly forbidden. You are liable for any damage or loss suffered by us due to your unauthorised use of domestic chargers.

38.   In the event of a power cut which is outside of our control we will do our best to ensure you are comfortable and kept informed as to when we expect the power to be restored.

39.   In the event of any circumstances beyond our control, for example: flooding, occurring after commencement of your stay, resulting in the necessity for us to close the shepherd's hut, we will refund you the cost of the remainder of your stay. This will be the limit of our liability and no additional costs/expenses will be covered by us.

39.   Any problem or complaint must be immediately reported directly to us to allow us the opportunity to resolve it. Any complaint not reported to us at the time and reported after you or your party have returned from holiday will not be considered by us.

40.   Non-compliance with the house rules will be considered as a breach of the terms and conditions of the rental agreement. We reserve the right to terminate the booking with immediate effect and without a refund if you do not abide by the rules.

41.   This property is privately owned. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own home.
